MKH and PR1MA to Develop RM464 Million Mixed Development Project in Kajang

A new mixed development project in Kajang with a GDV of RM464 million will be jointly-developed by MKH Bhd and PR1MA Corp Bhd.
Metro KL City Sdn Bhd, a subsidiary of PR1MA, will be developing stratified residential and commercial projects in PR1MA’s 8.22-acre freehold land over the period of four years.
Metro KL will have a 70% share of profit and cost and will be making an initial capital investment of RM38 million for the start-up and preliminary works. This fund will be gathered via internally generated funds, bank borrowings or both.
According to MKH, the project will be completed within 36 months after a joint agreement is signed between Metro KL and the statutory body on Monday. However, Metro KL is required to submit a bank guarantee of RM18 million to PR1MA within the first six months.
Meanwhile, MKH believes that the project’s location offers a good potential for its housing and commercial units. The Kajang KTM Station is located mere minutes away, which links to the upcoming Kajang MRT station.
There are also New Era University College, primary and secondary schools, banks, eateries, shopping complex and hospitals, which are located within a 1km to 2km radius.

MKH Bhd, formerly Metro Kajang Holdings Bhd, has 500 to 600 acres, most of which are in the Kajang-Semenyih area. The mid-sized developer has outlined some of its future developments which include:
MKH Boulevard: This will include high-rise development on four acres of leasehold land within Kajang town centre comprising 308 units of serviced apartments and 30 units of three and six-storey shop offices with a total gross development value (GDV) of RM172mil.
The target launch is next year.
● Kajang East Township in Semenyih: A 135-acre township that is yet to be developed.
It will offer 770 units of residential comprising terrace housing, semi-detached and shop offices with a total GDV 600mi. The target launch is between 2015 and 2016.
● Reko Avenue: A high-rise residential development located on six acres of freehold land close to the proposed MRT station and near Kajang 2 township.
It will comprise 576 units of serviced apartments and 41 units of two, three and five-storey shop offices with a GDV of RM180mil. The target launch is between 2017 and 2018.
MKH's ongoing developments include:
● Kajang 2: MKH's flagship town which will comprise 5,000 units of mixed commercial and guarded development, as well as strata developments with an estimated GDV of RM2.6bil to be developed over seven years.
So far, two-storey terraced housing and semi-detached units with a GDV of RM116.6mil have been launched. As of June this year, it has sold 95% of its units.
There are plans to have 32 units of three-storey bungalows, 242 units of 2-storey superlink housing, and six blocks of serviced apartments and 20 units of three-storey low-rise villas.
The KTM and MRT station next to it is expected to further boost assessibility. Currently, only 50 acres of its 273 acres have been developed.
● Hill Park Homes, Semenyih: About half of its 200 acres have been developed. As of June this year, close to 100% of its properties comprising 1,400 semi-detached, two-storey terraced housing have been launched.
There are plans to launch double-storey housing, semi-detached units and 10 units of shop offices in three years.
MKH has other projects in Melawati, Bangsar and Semenyih.

MKH Berhad, formerly known as Metro Kajang Holdings Berhad, has launched a property carnival at MetroPoint Complex Mall in Kajang which is open until Sept 30.

The MKH Berhad Property Carnival 2012 showcases projects from the developer for buyers to select their dream houses or for investment.

There are eight projects — apartments, condominiums, terrace houses, semi-detached houses, bungalows and shoplots — available.

Plenty on offer: Visitors viewing the various properties available at the carnival.
 
The built-up areas range between 850sq ft and 5,000sq ft with price starting from RM220,000.
Customers who bought property during the carnival period only need to pay 5% for downpayment and a rebate up to 5% will be given.

Buyers need not pay the legal fee for sale and purchase agreement and memorandum-of-transfer stamp duty.

They will also get an MKH buyer programme worth up to RM3,000 and can sign up for loyalty programmes for more benefits.

Visitors to the fair can also take part in many interesting games and there are attractive prizes worth RM50, 000 up for grabs.

MKH Berhad group managing director Datuk Eddy Chen Lok Loi said the company thanked the public and business partners for all the support it received over the past 35 years.

“We are expanding and have developed housing areas outside Kajang such as Puncak Alam, Melawati and Bangsar,” he said.

Chen said the abolishment of toll charge for two toll plazas at the Cheras-Kajang Highway and the MyRapid Transit Sungai Buloh-Kajang line should be seen as a plus point by homebuyers.

KAJANG: The developer of Kelisa Ria low-cost flats in Sungai Tangkas has been given two weeks by the Kajang Municipal Council (MPKj) to come forward and settle all problems.

Selangor state executive councillor Iskandar Abdul Samad said failure to do so will  force MPKj to confiscate the land.

Iskandar visited the abandoned project recently to discuss matters with MPKj and the Bangi state assemblyman, Dr Shafie Abu Bakar.


Iskandar said the project was   abandoned since July last year.


"The project was scheduled to be completed by 2005. However, it was left idle after 80 per cent of the work was done," said Iskandar.


"Until now, the developer has not   come to any of the meetings or  on-site visits. It has also failed to pay the land tax since 2005," he said.


Iskandar  said the property is valued at RM42,000.


Some of the 500  flat buyers have come forward  to lodge complaints to Shafie.


"Last September, about 20 flat purchasers came to me to find  a solution because they  have been paying for the flats since 2005, " said Shafie.


He said 420 units have been sold, while the remaining 80 units are still available for sale.


The 6.7ha Kelisa Ria project consists of five blocks of low-cost flats.
